Greetings Owners.
Well another year is coming to an end. This year has
been a challenge in many ways. With the loss of my
Grandfather, Bob Lotts, and the economy, and the
foreclosure sale last year, sales have been a little
difficult. We have sold a handful of weeks this year for
close to market value. We also have a few units left
that are part of the special sale from 2008 so don't
miss out on $1200.00 units!
I am very happy to be the Broker for RAL Resort Property
Management, Inc. and hope that I can follow my
Grandfather Bob Lotts example by providing a personal
relationship with the owners of Kahlua Beach Club.
2009 has been a year of the unknown. With the economy
struggle it has been hard to predict what our rental
market would be. So far in 2009 our rentals have been
averaging at 62% occupancy. This number is not as low as
it could have been. Due to the economy we wanted to take
a moment and explain the rental agreement in a little
more detail to help you decide if you would like to
place your unit up for rent. On the contract under all
the unit information is a line titled; Conditions. This
line is there to allow you to be a little more specific
on what you are willing to accept for your rental. For
example if you only want to rent it for a full week (no
partial rentals) this is where you would state that.
This is also the location that you can list a lower
asking price for the week if you so choose. We at RAL
will not solicit you to lower your rate, so we ask if
you are willing to take a lower amount please notify us.
We will try to get you the most money as possible but if
we do have someone ask about lower rates we can quote
the rate you have given.
Since the economy has changed we did a survey of area
timeshares to see what their weekly rental rates were.
We have researched 6 timeshares for their weekly rate to
see how competitive Kahlua Beach Clubs rates are
including taxes.

After calling area resorts that had equal space and
views we found that Kahlua Beach Club is competitively
priced.
