Letter from Nate Allen, President of the Kahlua Board of Directors

I am very happy to report that all the exterior clean-up is complete.  This means that we will be on to Phase 2 of the clean-up soon, which will include the interior mitigation work and shoring of the balconies.  We are just working through one final issue before the contractor begins that work.    

 

We are also expecting another advance from the wind insurance carrier to help offset some of the costs we are incurring.

 

In the meantime, we are working with an architect to finalize the design plans necessary for the contractor(s) to bid out the renovation work to the units, lobby and office.  Once we have those numbers, the Board will analyze our options, taking into consideration the 50% rule for rebuilding on the ground floor.  Hopefully, at that point, we will be ready to present a proposal to the owners and have the vote on whether or not to continue Kahlua. 

 

Based on my conversation with the contractor, we are hopeful these processes will take place within the next 4 to 6 weeks; however, we are somewhat dependent upon the turnaround time of the architect and contractor.

 

Please stay positive, but patient.  We have some momentum now and are pushing this along as best we can.
