Good news!

 

After what seems to be an eternity, we finally have our LDO permit from the Town of Ft. Myers Beach.

 

“Your application for Limited Development Order 20240189 has been approved with conditions by the Town of Ft. Myers Beach for the proposed restoration of:

parking lot, sidewalks, pool, 4 chickee structures, two shuffleboard courts, beachside deck and swimming pool fence destroyed in Hurricane Ian as approved in Special Exception SEZ20240194 (Resolution 24-285) for the property located at 4950 Estero Blvd”.

 

Specific to the exception comment – our Engineer commented “Most exceptions I expect are standard, like provide state and federal permits, pre-construction and certifications. I do not expect any problematic conditions”

Update from our construction review meeting last week:

 

  • Maintenance Shed – flood level information in review

  • FEMA is in town and discussions are going on at town hall – lots FMB to discuss with them

  • FDC permit was submitted.  It will take about 6 weeks to approve – “Right of Way” permit needed (part of Estero Blvd will need to be shut down).  Details of this were worked this week

  • Shower panels to arrive on-site this week with install to follow

  • Job site has been cleaned up (was getting a bit messy)

  • Drywall & insulation arrived on-site on Wednesday

  • Drywall install started today

  • Second floor back splash install in process now

  • Door & Window meeting last week to discuss a water intrusion issue with slider.  Issue was found and is being resolved. 

  • Rebar in column (balcony) repair – a scanner will be used to assist in proper repair

  • KBC needs to now select hard top surface material for lobby/kitchen

  • Elevator – working on scheduling and waiting for response

  • Roof inspection is all good.  Need “warranty walk through” and some gutter work

  • Pool will be starting in a few days

    • First major step will be to prep site and drill 20+, 12” Helical piling supports

 

I’m hoping that soon, future updates can be made by email blasts to owners, as most owners are not on Facebook. Owners should expect to see a “test” message in the near future.
