KBC Owners:

 

We continue to meet weekly with the project team, including our contractor, Envirostruct, and wanted to pass along some information from this week’s meeting.

  • Over the past couple of weeks work has continued as expected

  • Electrical and sheetrock work continues on floors 1 & 2

  • Plumbing has run into a snag. A couple of errors were made on installing shower panels and fixtures. The issues will be corrected and no delay is expected

  • Subcontractors RL James and Velocity were on site Monday to map our concrete and structural areas in need of updating. We all hope this process goes smoothly and no significant issues are uncovered

  • We are working through certain details for the perimeter fencing, parking lot, and pool pavers. However, we are still waiting for our permits for work in these areas

  • The elevator has been removed and hopefully the new one will go in on June 6th (target date)

  • Cabinets, doors and flooring are in the queue and should be completed during the next couple of weeks

 

COMPLETION TIMELINE UPDATE:

  • At the Annual Meeting in December, Envirostruct had mentioned an opening date of August. While we are all anxious to return, we also know many things are in the hands of others and we cannot control the speed at which things are processed (such as permits) or completed (such as architectural plans and construction)

  • Envirostruct told us that 5.5 months is going to be required to complete the project, once permits are received, which we still don’t have

  • Plans/hopes are that state of FL will issue the pending permits in the next few weeks

  • If that timeline remains true, we can expect a potential occupancy date sometime in November 2025

  • It’s very difficult to be certain of a date, as we know there are still many factors in play, government permit timing, weather, inspections, etc.

Special Request To All KBC Owners

We know not everyone is on Facebook or spends time on the KBC website. There are many who don't get the updates.

We'd like to be able to send key and important information out via email. While we currently have many owners' emails,

it would be great if we could get updated email addresses of all KBC owners. We also know some info will still be mailed as required by the bylaws.

 

As we get closer to opening, this will be a big help. Please reach out to your fellow owners who may not see these requests, and let them know.
