  • R.L. James our concrete contractor working continues to make repairs on first and second floors – these two floors are nearing completion and then they can go to floors 3-5. Floors 3-5 should go faster as there should be fewer repairs required. There is no question these repairs were more extensive than expected. However, this is why a Milestone Study is now required and we choose to do it now. Everything could have just been covered and painted – but obviously that would have been the wrong thing to do. These studies provide these types of findings and allow proper repairs. We can take comfort that we are working on these issues now vs. when they could have become a bigger issue if ignored

  • One stairwell section may need replacing, along with the corner of the walkway by unit 206. A section of the 2nd floor walkway also needs to be addressed 

  • Cabinets, countertops and floor tile are going in the 2nd floor units. Drywall repairs around sliders on 3-5 being done.

  • First floor front doors are installed

  • Cabinets on first floor not going in yet as the finish work continues

  • Internet wiring going in all units and lobby. Comcast working on hooking up fiber connection.

  • Had a couple issues with tile and cabinets that had to be redone by the contractor

  • Plumbing fixtures on second floor are being selected and will be installed (they are still working on sink options). We did have a problem with some plumbing installation but it’s being corrected at no additional cost to KBC

  • The elevator company is scheduled to be on site late this week to start the process of getting the elevator put into place

  • The City of FMB came back to our construction team and asked for some additional information on a couple of the outstanding permits. This information on the electrical revision has been collected by the contractor and sent back to the city. We hope this will be their last request for information for electrical revision. LDO info for the pool was received today (6/2) and will be reviewed and sent to the town

  • The parking lot paver search is underway to locate the best match we can to replace those pavers lost. LeAnn & John met with paver company to design areas that will have new pavers in the parking lot and pool deck

  • Counter tops for the office and kitchen are being selected

  • We are still working on getting the FDC connection which is actually a fire hydrant in front of Kahlua
