Site/Building Updates

  • Transaction counter-tops complete. Some perimeter trim need to be touched-up.  Sliding windows will be measured for, made to size, and installed in transaction windows

  • Tile around toilets has now all been grouted.  Complete broken tile and tile shortage around toilets has been fixed.  Lobby bathroom tank has been switched so handle is on the correct side. Assist bars will be installed.  Mirror will be hung

  • HVAC & Plumbing inspection today

  • Plumbing for the pool is complete and area has been back filled; concrete slab needs to go in before heaters and equipment is installed

  • Railings & gates going in on floor 1. Rails will be 48” per new code. Need to order new handrails as site height has changed.  One step to 1st floor lanais has been removed

  • Grading around spa will be done this week. Two areas of pavers need to be redone because of incorrect slope.  Pavers need to be removed to allow for palm tree as per plan

  • Helical pilings placed for the maintenance shed progress as shed foundation continues.  Will need to be inspected before walls can go up.  Will be pouring cement for bicycle and dumpster area

  • Survey complete.  Curb Systems will be on site to finish the perimeter curbing

  • Elevator equipment is now on site and ready for install over next 2 weeks

  • Tile on first floor lanais is down.  Grouting will be completed this week. Three 5th floor balconies will be retiled next.  Then 2nd and 4th floor walkways and partial steps will be retiled.  Having trouble getting enough installers onsite

  • Tiki huts to be installed next week.  We confirmed tiki hut locations with Brent now that most pool pavers are in.  Adjusted slightly from previous to allow for better sight line from smoking area to the gulf.  Relocated 2nd round tiki slightly to allow for the best placement of the grills.  Adjusted surrounding fence plan slightly to allow for more sitting and landscaping space

  • We now had our LDO Document and the ROW is being filed with Lee County

  • TNT (FDC installer) has been told to “stand-by” for hydrant installation

  • Hydrant will have to go in at night due to traffic patterns

  • Our KBC roadside sign will need some design work removing “no/vacancy” wording from sign. Having issues getting engineered drawings that conform to new Town code

  • Final Inspections pending: Fire, Life Safety, Health Dept & Elevator

  • KBC’s perimeter fencing will start 2/18. Due to code, fence will be 48” in height.  Once that is in, we will remove temporary fencing

  • Stucco will be applied to seawall face and ramp walls and will be painted blue

  • Placement of the “Ian High Water Line” will be handled by LeAnn

  • Exploring imbedding the “Kahlua K” in the pavers under to overhang as a special touch

  • Still awaiting commitment from pool company on completion schedule for the pool and hot tub. We have been having significant issues with the pool company. I have met with them in person and Envirostruct continues to push them. We need the equipment slab to be poured, equipment and heaters installed, drains completed, tile and coping completed. Then the pebble coating will be shot and the pool can be filled with water. Once that neutralizes, the inspector will come out to issue the license

  • Working on locating matching louvered screen doors for 1st floor

  • Cable tv working in all units but not in the lobby

  • Beach cam is working but need to figure out how to allow access on our web site

  • Bulk email did not work out with the vendor we had, trying to set up a new process

  • Some $1,200 s/a invoices went out via email but ran into an issue. The last of the statements will go in the mail tomorrow. Payment can be made in full by 03/31/26, or payment can be made in three interest free payment of $400 each, due on 03/31/26, 05/31/26, and 07/31/26. This s/a mainly due to the concrete repairs that were necessary to pass the State mandated Milestone structural integrity requirements

  • I have offered a candidate the Assistant Manager position and am expecting to hear back from her today

  • I have completed several interviews for the part-maintenance position and have one person scheduled to come onsite to meet with John and myself tomorrow morning

  • Unit drapes and room dividers are on order.  Lobby shades are on order

  • New pool loungers and umbrellas are in

  • All of the major furniture pieces are in but cannot be installed in the units until we get a temporary/certificate of occupancy

  • Pushing the contractor to finalize the punch out list for each interior area, including cleaning, so we can sign off on them and lock them down

  • We are ready to stock units with housewares and supplies when given the go ahead

  • A reopening date cannot be set because we do not have the permit to install the fire hydrant, and cannot guess/estimate when we might reopen
