Site/Building Updates

• We have completed the painting on the gulf side of the building and are working on priming the south side of the building as well as the front of the building from 5th floor working down. 

•  The entire building has been pressure washed. The balcony railings on the second floor are being finished today, and the first-floor railings are being repainted off site due to damage incurred. 

• The last of the mini split AC units and the related condensing unit are installed and the electrician is working to power them all up.

• The electrical panels are in process of being trimmed out in the main electrical closet. 

•  The pool equipment pad area has been excavated, and the concrete slab and walls are being formed up.

• Turtle lights are installed as the painters progress.

•  Saturday we will have a sizeable painting crew on site as well as the scaffold in back being removed by United Rentals.

•  Next week our excavating contractor will be working on the yard drains in back and providing the rock base required for the paver sand. This will effectively set the grade and necessary drainage slopes. 

•  We also will be starting partial final inspections on the building for Electrical, HVAC, and Plumbing to determine any issues that need to be corrected.

•  The LDO is holding up ANY form of Certificate of Occupancy, either temporary or permanent.

• We will be meeting weekly starting Tuesday at the property to review and resolve any issues from this point forward.
